Santa Maria is located on the 101 corridor between Santa Barbara and San Luis Obispo in Santa Barbara County. Pismo Beach is to the northwest, while the Foxen Canyon Trail wine country is to the southeast.

The area code is 805 and the zip codes for Santa Maria real estate include 93454, 93455, 93456, 93457 and 93458. The town covers around 19.3 square miles, with about 4433 people per square mile.

Population is now around 90,000, making it the largest city in Santa Barbara County.

MEDIAN HOME PRICE
The median home value is $281,00, with $277k being the median for a single family home.

PROPERTY TAXES
$2454 for a median home.

RENTS
The median rent is $962. For a 3 bedroom house it's about $1200-$1400.

RENTERS VS. HOMEOWNERS
Around 44% renters and 56% owner-occupied.

MEDIAN HOUSEHOLD INCOME
$47,000 for a household in 2007, which is lower than the state average.

COST OF LIVING
The cost of living in Santa Maria is a little higher than the national average.

THE HOUSES
The majority of Santa Maria real estate houses were built in the 1980's, with the next two largest groups being built in the 60's and 70's. About 12% of houses were built in the last 10 years. 91% of homes use gas utility, while 7% use electricity.

The single family new house construction building permits cost an average of $639,700 and there were 7 issued in 2007.

JOBS
The unemployment rate for the region is 8.5% as of March 2009. This is much higher than the norm due to the economy. The main industries are agriculture, construction, health care, accomodation and food services.

COMMUTING
The majority of commuters take 10-19 minutes to get to their job. About 60% of workers in Santa Maria also live here.

THE PEOPLE
Many of the people living in Santa Maria are Spanish speaking and are foreign born with low to moderate income levels.

About 31% of the people are married with children. Another 11% are single with children. 55% are married and 8% are divorced. 28% have never been married.

About 32% of people are foreign born (mostly from Mexico). Ethnic makeup is approximately 60% hispanic, 32% white non-hispanic, 2% black, 28% other races.

EDUCATION
61% of people have a high school degree or higher, 11% have a bachelor's degree or highter, while 3% have a graduate or professional degree.

THE WEATHER
The average year round temperature is 57 degrees Fahrenheit with about 14 inches of rain annually. Summers rarely get over 73 degrees, and winters rarely get below 37 degrees. You can expect about 280 sunny days per year.

CRIME
Violent crime is rated a 6 out of 10 (the highest). (the U.S. is at a 3 average.)
