Before searching for San Francisco homes for sale, it's a good idea to research area demographics, home values, neighborhoods, and more.

San Francisco Style

San Francisco real estate consists of ultra modern buildings, lofts, Edwardian apartments, Victorian flats and stately mansions. Neighborhoods are diverse, yet close enough together to create healthy interaction between communities.

About 61% of the houses are single family and 24% are condos.

Nothing if not unique

The multitude of hills creates interesting views almost everywhere you go. With a population just under 800,000, San Francisco is the fourth largest city in California. Compared to the rest of California, there is a much higher percentage of residents born in another country, a higher percentage of residents with college education and a higher percentage of renters (65%).

Also, the houses are more expensive, then most of California, as well as older, and have fewer rooms per house. The median age home is 63 years, compared to 27 years old for most of the country. The vast majority were built before the 1940's.

Who lives here?

Overall, 44% of residents are white non-hispanic, 20% Chinese, 14% hispanic, 8% black, 6% other, and 5% Filipino. Of the 37% foreign born residents, about 23% are from Asia, 8% from Latin America and 5% from Europe. More specifically, the largest group comes from China, the next largest the Philipines, then Mexico, Hong Kong, Vietnam, El Salvador and Nicaragua.

About 45% of the people are single and never married (60%) single altogether, about 40% are currently married, 9% are divorced, and 6% widowed. There aren't a lot of families here, with only 12% of people married with children and 4% single with children.

The Cost

According to Zillow, the median sales price for San Francisco homes for sale is $690,000, and $645,000 according to Cyberhomes. Median property tax for homes with a mortgage was $4976 according to city-data.com. The median household income is $107,000.

The down side

The unemployment rate was 9.2% as of February 2010, not quite as bad as the rest of California in this current economy. Crime is higher than the U.S. average, as is typical for a large city.

The weather is breezy

You can expect around 20 inches of rain per year, 64 days of precipitation and 259 sunny days. Certain areas of the city are foggier than others (the Outer Richmond and Outer Sunset), while others tend to be warm and sunnier (the Mission, Portrero Hill). Temperatures overall range from 42 low in winter to 71 high in summer (though this past year has had some unusual heat waves).

The neighborhoods

There are too many to name, but when searching for San Francisco homes for sale you will surely need to decide on just the right one for your property. Just about all have their own little commercial district and many have some sort of annual street fair celebrating its uniqueness.
