Pismo Beach is located on the California coast, south of San Luis Obispo and north of Santa Barbara. It's an unassuming little beach town, and Pismo State Beach at the south end is popular for camping and also dune buggying on the sand dunes.

The area code is 805 and the zip codes are 93448 and 93449. The town covers around 3.6 square miles, with about 2356 people per square mile. Pismo Beach is in San Luis Obispo County.

MEDIAN HOME PRICE
The median home sales price for Pismo Beach real estate is $790,000 according to Zillow and $529,000 according to Cyberhomes.

PROPERTY TAXES
$4200 for a median home.

RENTS
78% of the rents are between $750 and $1000. The median rent is $922. For a 3 bedroom house it's about $1900-2200, but there is a wide range.

RENTERS VS. HOMEOWNERS
The houses are 29% rented and 49% owner-occupied, with 25% of the homes being vacant, primarily vacation homes used seasonally.

MEDIAN HOUSEHOLD INCOME
The median household income is $81,000. Per capita income is $42,000.

COST OF LIVING
The cost of living in Pismo Beach is considered high compared to nationwide.

THE HOUSES
Most Pismo Beach real estate homes were built in the 70's and 80's, with the next largest group built in the 40's and 50's. Around 11% were built in the last 10 years. Three fifths of homes use gas utility, while the rest use electric.

JOBS
The unemployment rate is at 10.3%. The main industries are educational services, food service, hospitality, health care, professional, scientific, and technical services.

COMMUTING
The majority of commuters take 5-19 minutes to get to their job, with about a third overall taking under 10 minutes. The average for everyone is around 25 minutes. Only 22% live and work in Pismo Beach itself.

THE PEOPLE
Compared to the rest of California, the median age in Pismo Beach is 12 years older, at age 47. This is probably due to a whole lot of baby boomers.

About 54% of the people are married and 13% are divorced. 23% have never been married and 9.5% of the population are widowed.

The residents' ethnicities are made up of approximately 87% white, 7% hispanic (of any race), 2.7% mixed race, and the rest are under 2% each. Of the 8% foreign born residents, 4% are from Europe, 1.5% from Latin America and 1.3% from Asia.

EDUCATION
92% of people have a high school degree or higher, while 37% have a bachelor's degree or higher.

The average high temperature in July is 70 degrees and the average low temperature in January is 42 degrees. The area gets about 17 inches of rain annually. You can expect about 285 sunny days per year and 43 rainy days.
