Mar 4, 2010, Increased Investor Buying In Southern California

Southern California real estate shows a high amount of investor buyers and all cash buyers.

In January, 22.3% of the homes sold were to absentee buyers, which includes mostly investors and some second home buyers.

According to DataQuick, that was the highest percentage since at least the year 2000. San Bernardino County in particular had the highest percentage, at 30.2 percent last month.

According to public records, 28.9% of sales in January were to all cash buyers. That's the highest percentage since 1988.

Mar 4, 2010, San Francisco Resale Condo Values

In San Francisco, the largest percentage of sales are in condos. Things are beginning to stabilize according to some real estate brokers, as they notice that more condo owners, who were forced to rent out their units in a weak market, are now bringing them back out to sell, feeling more confidence.

According to DataQuick, current median prices for resale condos are back at the 2004 range, around $638,000. This was about the same a year ago and was the first time since September 2008 there wasn't a yearly decline.

Still, it's wise to be wary, as rising interest rates, a new wave of foreclosures or something as yet unforeseen could cause values to dip again.

Mar 4, 2010, Oil Drillers vs. Carpinteria

Carpinteria is a small seaside town just south of Santa Barbara.

The Carpinteria City Council will oppose a measure to allow oil to be drilled in Carpinteria California. According to an article by Michael Hiltzik in the Los Angeles Times, an independent oil company called Venoco Inc. is trying to get a proposal passed to operate a ten story oil derrick. Problem is, their property is adjacent to a residential neighborhood with 225 homes. Not only that, but it would be perched on the coastal bluffs, which are already ecologically sensitive.

It would be drilling for oil 24-7. This could negatively affect local real estate values as well.

Venoco plans to pay royalties to the surrounding cities (Carpinteria, Santa Barbara), but the opponents say even if that money does come, most would probably need to be used to undo negative effects to the local environment.

Venoco is spending upwards of $155,000 so far on getting this initiative passed. It will be tough for locals to fight that on their own.
