Especially if you are intending to be a landlord, it is important to know about what rents people can afford, where they want to live and where the jobs are.

OVERVIEW
Big Sur is located on Highway 1, the magnificent stretch of curvy highway that travels along the central California coast between Carmel in the north and Cambria in the south. With the Santa Lucia mountains above on one side and the blue Pacific down below on the other side, the scenery is spectacular.

Big Sur California is not a town so much as a rural area, with homes spread out and mostly hidden from view of the road. But that's why people live here, for natural beauty and seclusion from the rat race of the cities. Residents still go to Monterey or Carmel for shopping and supplies, but this can be hampered by winter road closures.

Population is around 1400, with about 3 people per square mile. Lots of elbow room!

MEDIAN HOME PRICE
The sources on home values for Big Sur real estate vary WILDLY from the $200,000's to the upper $2,000,000's, probably due to scarcity of inventory, length of time on the market, and the wide variety of housing, from small cabins to luxurious retreats. Best to get professional comps pulled from a local real estate agent for the size and type of place you are looking for.

Estimated median household income is $79,000.

UNEMPLOYMENT
Unemployment for the area is currently 16.6%.

RENTERS VS. HOMEOWNERS
Around 33% renters and 29% owner-occupied, and 40% vacant.

COST OF LIVING
The cost of living in Big Sur is very high compared to the national average.

THE HOUSES
Most of Big Sur real estate was built in the 1940's and 50's, with the next two largest groups being built in the 80's and 60's, respectively.

Utility gas is used by only 7% of Big Sur residents, with nearly 50% using bottled, tank or LP gas. 27% use wood and 14% use electricity.

Due to the remote location of Big Sur real estate, regular phone service, cell phone service, television reception and electricity can all be less than reliable at times.

COMMUTING
The majority of commuters take 10-14 minutes to get to their job, but the average is 26 minutes. 11% work from home.

THE PEOPLE
About 16% of the people are married with children. Another 7% are single with children. 52% are married and 13% are divorced.

Ethnic makeup in this area is predominately white at 84% and hispanic at 10%. About 9% of residents in Big Sur are foreign born. About a third of these are Mexican, while a fifth are Canadian and another fifth are from the UK.

EDUCATION
91% of people have a high school degree or higher, 42% have a bachelor's degree or higher, while 10% have a graduate or professional degree.

Temperatures range from 76 in summer to 44 degrees Fahrenheit in winter. Annual rainfall is 42 inches. You can expect about 267 sunny days per year.

CRIME
Crime is low in Big Sur.
